Originally developed in 2008, this high quality regional power center totals 158,333 sqft and includes 0.53 acres of land as a potential future outparcel development. Marketplace at Smyrna has a highly visible and easily accessible location at the northeast corner of I-24 and Sam Ridley Parkway. Located along the primary thoroughfares in the extended region, the Property benefits from excellent exposure to more than 152,000 vehicles per day. The Property’s location, southeast of Nashville, combined with its strategic retailer lineup, generates an expanded trade area for the Property. The Property is a part of Hampton Plaza, a multi-anchor shopping center located in Clarksville, TN. It is anchored by Michael’s, Books-A-Million, Party City, Ulta Beauty and Kirkland’s, and is “shadow anchored” by Kohl's. Clarksville, the county seat of Montgomery County, is located 45 minutes northwest of downtown Nashville (via I-24) and has the fifth largest population in the state of Tennessee. Hampton Plaza is located on the north side of Wilma Rudolph Blvd less than 1/2 mile south of the I-24 (47,100 VPD) intersection. With a traffic count of 34,982 VPD, Wilma Rudolph Blvd is one of the busiest exits along I-24. Within a 3-mile radius, the population has grown from 12,866 people in 2000 to a current population of 30,670 in 2017. The 5-mile radius population has grown from 31,069 people in 2000 to its current population of 65,425 in 2017. The average household income for a 3 and 5-mile radius is $66,598 and $68,366 respectively.
